Buying real estate in Costa Rica by a foreigner is permitted (with certain restrictions), but presents a number of potential pitfalls. Prior to completing any real estate transactions, a buyer would be well advised to retain the services of a qualified and reputable realtor - to advise on the purchase - and the services of a lawyer specializing in real estate conveyancing. Particular issues may arise in the ascertaining of the state of the title to property, which are different from other jurisdictions, such as the United States and Canada. Also, a number of general legal statutes may have a bearing on the development of a piece of property, such as the Maritime Zoning Law, which may not be annotated on the title to the property, as registered in the National Property Registry. For these and other considerations - which may not be apparent to an unsuspecting buyer - retaining proper professional advisers is imperative.
